There are approximately 102 acres comprised of about 27 acres of hardwood and about 70 acres of pine timber. About half of the larger piece is 6-year-old planted pines in the eastern sixty acres. There are deer plots and open ground also on this tract of land making it very appealing to a variety of buyers. There is a nice spring that runs through this section and starts on the property and runs east to west. This spring runs through a nice-looking hardwood bottom onto a larger stream along the Northwestern border. This property has a good road system established and runs through the southern end of the 60-acre larger piece connecting by 100' wide in its SW corner and nicely connects the back 40 acres.
There are several different homesites to choose from on high and dry land. This soil will perk unless you get near a stream. There are only about 10 acres of flood zone on the far end of the property at the large creek. This property has a gentle roll to it with two fish pond sites on the smaller streams.
The western 40 acres are dreamy with over 1,100 feet of frontage on Flat Creek running from north to south. Only around 6 acres is across the creek but still plenty accessible by foot or ATV once a crossing is put in. Flat Creek is a clear year-round large stream that has sugar white sand bars as it meanders through the hardwoods.
This property is nonrestricted.
The deer and small game hunting in this area are known to be very good.
